More Than Networking: How NEFBA Fought for Housing in Tallahassee
When people think of the Northeast Florida Builders Association (NEFBA), they often picture community events and networking gatherings. In February, a dedicated team of 25 members—one of our largest delegations to date—traveled to Tallahassee for the FHBA Legislative Conference to remind state legislators that NEFBA is the leading voice for Florida's housing industry.
For MCG Homes, this isn't just about industry politics. It's about the real challenges we face on every project: delayed permits that push timelines back months, rising impact fees that drive up costs for homebuyers, and workforce shortages that limit how many homes we can build. These are the issues that affect whether families can afford to build or buy in Northeast Florida.
Advocacy in Action
The day began with a legislative briefing hosted by the Florida Home Builders Association (FHBA), featuring a keynote from Florida State CFO Blaise Ingoglia. Following the briefing, NEFBA members headed to the Capitol to advocate on the issues that directly impact builders, contractors, and homeowners across the region.
Septic Permitting Reform
Current septic permitting processes can take up to a year, creating significant delays for homebuilders and buyers alike. NEFBA advocated for streamlined processes that would allow building applications to suffice for starting construction. The delegation also expressed support for shifting oversight to the Department of Environmental Protection (DEP), which has demonstrated greater efficiency in the Panhandle.
For custom builders like MCG, this reform would mean fewer project delays and more predictable timelines for homeowners ready to break ground.
Reining in "Extraordinary Circumstances"
NEFBA urged legislators to clarify the "extraordinary circumstances" clause in impact fee statutes. This ambiguity currently allows local governments, including Nassau County, to bypass state law and impose excessive fee increases. These hikes directly drive up the cost of new homes, making homeownership less accessible for families across Northeast Florida.
The Sadowski Trust Fund
The delegation encouraged representatives to continue the full appropriation of Sadowski Trust Fund dollars to ensure affordable housing remains a priority in Florida. These funds are critical to supporting housing initiatives that make homeownership attainable for working families.
Protecting Contractors
NEFBA stood firm against legislation that would have criminalized contract payment schedule deviations as felonies. The association's position is clear: a contract is a contract, and disputes should be handled civilly without the threat of unnecessary criminal penalties that could unfairly target builders navigating complex project timelines.
Investing in the Future: The Sunbeam Road Workforce Development Center
One of the most exciting aspects of the trip was seeking appropriations for NEFBA's new Workforce Development Center on Sunbeam Road. The big news: NEFBA is officially moving into the building next month.
While the space is ready for use, the work continues. NEFBA is seeking funding to equip labs and classrooms with cutting-edge technology, enabling the expansion beyond evening classes to offer full daytime programming for apprentices. This investment will help address the skilled labor shortage that affects every builder in the region and ensure the next generation of craftsmen and women are trained to the highest standards.
